With design-build and progressive design-build, Tapani manages both design and construction under a single contract, streamlining the process for efficiency and cost savings. This approach accelerates schedules, minimizes change orders, and enhances coordination from start to finish. By fostering strong collaboration with owners and our trusted design partners, design-build minimizes many of the conflicts that can arise between design and construction. We’ve successfully delivered a range of projects—from grading and utilities to structural concrete and new buildings—by building trust and collaboration, which are key to a successful outcome.
Progressive Design Build (PDB)
With the design-build project delivery method, Tapani holds the contract
to design and build the project. We’ve found Design-build to be effective
in reducing construction change orders and cost, while improving
efficiency from project conception through occupancy. Design-build
provides the owner with a single source for design and construction,
cultivates a teamwork attitude between Tapani and the designer and
thereby eliminates many of the conflicts that can arise between design
and construction. We’ve had success using the design-build delivery
model with projects ranging from grading and utilities to structural
concrete and new buildings. Design-build projects are dependent on
the level of trust that is held among the partners. The higher the level of
trust, the more successful the project.
Construction Manager General Contractor (CM/GC & GC/CM)
As the CM/GC contractor, Tapani is integrated into the project early in the design to provide constructability reviews, risk assessment, cost estimating, and scheduling support. This early involvement helps streamline planning and decision-making. Once construction begins, we seamlessly transition into the general contractor role, ensuring continuity from design through execution. CM/GC is a great fit for owners who want to maintain separate control over design and construction while still benefiting from an experienced contractor’s input—often leading to a more efficient schedule and reduced overall costs.
Design Assist
As a Design-Assist partner, Tapani collaborates early in the design process to provide trade-specific expertise. Like CM/GC, we offer constructability reviews, risk assessments, cost estimating, and scheduling input—focusing on key elements like earthwork, utilities, retaining walls, concrete, and structural steel. Our goal is to find the best-value solutions by evaluating materials, designs, and construction methods to enhance functionality and long-term performance. Whether suggesting material substitutions or developing concept drawings for the engineer, we work closely to ensure every aspect of the project is optimized.
Case Studies
United Precision Corp (UPC)
The United Precision Corporation Headquarters Project is a Progressive Design-Build project that features a 30,000 square-foot, one-story pre-engineered metal building machine shop joined together with a 20,000 square-foot, two-story office building. Tapani worked alongside United Precision Corporation Inc. (UPC) and Jackola Engineering & Architecture, throughout the design phase, assisting with land acquisition, boundary line adjustments, site layout, and optimizing the building for UPC’s current operation as well as future expansions.
Boeckman Road Corridor Improvements
Tapani/Sundt A Joint Venture (Design-Builder) partnered with KPFF, Inc. (Design Lead) for the PDB project that includes upgrading the City of Wilsonville’s Boeckman Road, a critical minor arterial road connecting the East and West sides of Wilsonville. This critical infrastructure upgrade will serve as the key entrance to the City’s new Frog Pond Master Development. The Boeckman Road project includes the design of a bridge over Boeckman Creek, stream/riparian restoration, wildlife corridor, regional trail, road improvements to accommodate the planned new elementary school, a new roundabout at Canyon Creek, and a half mile of a new sanitary sewer trunk.
Northside Water Reservoir and Booster Pump Station
Located in Washougal, Washington, the Northside Water Reservoir and Booster Pump Station was a design-build project that provides the City of Washougal with a new water supply reservoir and booster pump station. Partnered with Windsor Engineering, we designed and built an 827,000 gallon standpipe reservoir and a booster pump station providing water at 1,685 GPM. The gallon standpipe reservoir alone was 44 feet in diameter and 76 feet high, and required a rammed aggregate pier foundation.
USPS Distribution Center
Tapani worked collaboratively on this design-build project to assist in providing a new 788,845 square foot Processing and Distribution Center, along with a new 29,000 square foot Vehicle Maintenance Facility for the United States Postal Service. Working alongside the general contractor, The Korte Company, and civil engineer, KPFF, Tapani was able to help keep the project within budget by providing a VE idea that changed the order of the proposed surcharge sequencing. This helped cut down on the cost and installation time of 19,500 linear feet of pipe, 150,000 tons of aggregate, and 130,000 CY of surcharge. Tapani also streamlined utility layouts, reducing pipe quantities through material analysis and efficient design, resulting in significant cost savings.
Columbia Palisades
The Columbia Palisades Project, serving as the first phase of The Palisades Development, included several years of meticulous planning, input, and collaborative efforts. As the lead CM/GC contractor, we provided essential support through value engineering, permit management, and right-of-way acquisition, as well as playing a pivotal role in executing the civil and infrastructure developments, notably transforming an 84-acre quarry into a thriving community hub. This encompassed the construction of 50 premium residential lots, townhome lots, shopping and retail spaces, utility infrastructure, roadway systems, and a community park complete with scenic walking paths.
